Tamaki Regeneration Area - Panmure, Point England, Glen Innes

It is called urban regeneration. And the objective of the ambitious Tamaki Project is to replace the low density State Housing with a community consisting of a mix of social housing, affordable housing and private market housing. In total 7500 new dwellings are planned replacing 2500 existing State Houses. The project will serve a multicultural community with the relatively young existing population, almost 50% of Pacific origin and nearly a quarter Maori.
State housing will be 'pepper-potted' with other housing with a variety of types including medium-density terraced development and apartments using place-making concepts to create a community.
Many of the ideas have been used previously in social housing developments in New Zealand but if carried through this project should be more complete and hopefully more successful. Additionally it should contribute to easing the Auckland housing shortage.

The project has not been without controversy as state houses from Glen Innes were trucked north for homeless families in Kaitaia.

In an effort to speed up construction, in 2018 Housing Minister Phil Twyford put Housing New Zealand subsidiary, HLC in charge of land development, leaving the existing Tamaki Company to retain its management of current public housing tenancies and its responsibility for placemaking, recreating neighbourhoods and developing social initiatives with other public agencies.

The Spinoff have chronicled and illustrated the changes to the housing stock and community as the regeneration occurs in what was New Zealands most dense area of social housing.
